Information For Tenants 

From experience, most issues that can arise during the letting process could be avoided by each party knowing the responsibilities of the Landlord, Agent or Tenant. At Moore Allen & Innocent we take the time to offer practical advice in plain English to assist in the application and running of the tenancy.
What Happens Next? 

If you wish to apply for any of the Moore Allen & Innocent rental properties as a tenant, please ask for a copy of our tenants referencing and application pack. Once completed please bring the forms in to our offices along with the necessary identification details and payment.
We cannot stop viewings of the property to prospective tenants until we have these, so it is in your interests to do this as soon as possible.

Please remember that if there is to be more than one adult living in the property, each will be required to complete a separate referencing form. Please let us know if you would like additional forms.

Applications by 2 or more parties will be asked to name a Primary Applicant who will then become our first (but not necessarily only) point of contact for matters relating to the Tenancy. We also reserve the right to repay the whole deposit to the Primary Applicant at the end of the Tenancy.

The Application Process 

Moore Allen & Innocent charge the following fees in respect of administration and references:
A tenancy will be offered to you subject to contract, subject to vacant possession and more specifically, subject to the following conditions:

  • A fully completed application form has been submitted together with the appropriate fee.
  • Payment of a Holding Fee equivalent to 5 weeks rent to reserve the property.
  • The landlord has accepted the offer.
  • A satisfactory search has been carried out by an independent credit referencing agency (details on request).
  • Satisfactory references have been obtained.
If your application is rejected prior to acceptance and/or seeking references, all monies are refundable.

If your application is accepted (subject to references) the property will be reserved for you for a period of no more than 7 days whilst your application is processed.

If you are successful then upon commencement of the tenancy the Holding Fee will be used as part of your first rent payment to the landlord.

If you choose to withdraw after acceptance, or undeclared adverse information is uncovered during referencing, then you will forfeit the Holding Fee which reflects the administration cost and the landlord’s costs and lost rent for the period between provisional acceptance and the date of rejection).

Before moving in to a property payment of the first month’s rent and tenancy deposit must be made by bank transfer or debit card (we do not accept cash or credit cards).

Funds must be cleared before keys can be released.

If in any doubt as to what is included within the let (i.e. furniture, appliances etc.) you should seek further clarification prior to submitting your application.

You may be asked to provide a Guarantor in some cases.
In most instances, the tenancy you are applying for is a fixed initial term and then monthly periodic thereafter. If at any points both parties wish to extend the tenancy, a fee of £50 including VAT will be payable for renewing or extending the tenancy agreement on each occasion, irrespective of the

Relevant Letting Fees and Tenant Protection Information

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments
Before the tenancy starts (payable to Moore Allen & Innocent ‘the Agent’) 
Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent

During the tenancy (payable to the Agent)

Payment of up to £ 50 incl. vat if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% over bank base rate
Payment of £ 50 incl. vat or the reasonably incurred costs for the loss of keys /security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

During the tenancy (payable to the provider) if permitted and applicable

Utilities - gas, electricity, fuel oil, water, sewerage
Communications - telephone and broadband
Installation of cable /satellite – where permitted
Subscription to cable /satellite supplier
Television licence
Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Tenant protection
