- Covenants: The purchaser shall covenant:-
- Not to use the property other than for residential purposes.
- Not to erect more than 5 private dwelling houses with
associated garaging and parking on the site, and strictly in
accordance with the Architect’s site and elevation plans.
- Not to plant any tree, shrub or plant within 1 metre of the
boundary A-C that may be harmful to agricultural stock.
- Within 6 months of completion to erect and thereafter maintain
the following:-
- a dry-stone wall to a minimum height of 1.5 metres between
points C and D.
- stock-proof post and rail fences between points A and B, B
and C, and D and E.
- Accommodation Works: The purchaser shall, within 12 months
of completion, erect garaging, with a finished turning area, and
metered electricity and water supplies, in accordance with the
architect’s plans and proposals on land shaded blue.
- Easements: The vendor shall reserve a full vehicular and pedestrian
right of way over and across the access road to serve the retained
land (the garaging and turning area). Liability for maintenance shall
be as per user.

- Value Added Tax: Should any sale of the site, or any right attached
to it become a chargeable supply for the purpose of Value Added
