Sales & Purchases of Rural Properties
As rural property transactions become ever more complex it is important to employ professionals who can guide you to a successful sale or purchase. We specialise in the marketing and transfer of all kinds of rural properties from farms and farmland to country houses, equestrian, woodland and rural development properties. Our wealth of local knowledge is paramount when gathering research prior to a sale of a property.

Estate & Farm Management
We provide specialist advice on all aspects on the management of estates and farms including estate and tax planning, estate and farm improvement schemes, insurance, lettings, staff employment, payroll, secretarial services, town and country planning, woodland management and diversification schemes etc.

Compensation & Compulsory Purchase
We have considerable experience in negotiating compensation, easements and wayleaves for all compulsory purchase and access situations including road schemes, pipelines, cables and communication masts.

Farm Tenancies
Advice for landlords and tenants on all agricultural tenancies under both the Agricultural Holdings Act and Agricultural Tenancies Act including rent reviews, tenancy succession planning and the preparation of tenancy agreements. We can also help prepare grazing and other licences.

Farming Structures
With the change in emphasis of farming structures we have developed specialist skills in advising on the preparation of agreements for contract and share farming arrangements, which include farm budgets and management accounts. Such arrangements are increasingly being used within estate and farm planning structures.

Farm Subsidies & Financial Support
Farmers and landowners are increasingly reliant on European and Government financial support schemes which are becoming ever more diverse and complex. We provide expert advice on the Single Payment Scheme, environmental schemes such as Environmental Stewardship and Woodland Grant Schemes, rural development grant schemes which are currently widely available and other local support streams. We are able to signpost farmers and landowners to the most appropriate scheme and advise on applications and complete these on your behalf.

Valuations
We carry out valuations for all purposes including sales, family division, partnership, tenant right, inheritance and other taxation matters, estate planning, stocktaking, insurance and compensation.

Agri Environment Schemes
We have developed technical expertise in Agri Environment Schemes. We provide objective advice on submissions for Entry Level and Higher Level Stewardship together with advice in connection with forestry and woodland management. We advise clients on the interaction between the evolving environmental grant schemes with schemes such as ESA, Countryside Stewardship, set-aside, etc. We are also able to complete and advise upon applications on your behalf.

Planning and Development
As the complexity of planning legislation at both local and national level increases, we are well placed to provide a full service for the project management of development schemes on farms and estates. We offer a design service for the siting, planning and construction of farm buildings and agricultural waste disposal systems. We have specific expertise in dealing with agriculturally tied properties including applications for new dwellings, the removal of existing ties or obtaining a certificate of lawfulness as appropriate. We give recommendations for the level of premium cover and make damage loss assessments for insurance purposes.

Litigation
We provide detailed farm reports and give oral evidence both in Court and at Tribunals. We are able to act either as a single joint expert or as a retained expert. In particular, we have expertise in connection with matrimonial cases, rent reviews, accidents, planning issues and boundary disputes together with practically all other agricultural and estate management matters.

Farm Auctions
We are specialist auctioneers of farm machinery and equipment. We conduct sales either on farm or we can remove items to one of our collective machinery sales.
We also conduct auctions of freehold properties including farms, farmland, houses, development sites, paddocks etc.

Digital Mapping
The basis for any agricultural or estate business is a modern and up to date map identifying the areas under managerial control. We have the latest technology available through Ordnance Survey and we are able to provide maps for all purposes including land management, cropping, sales, support schemes, Land Registry and boundary issues. We are able to produce colour plans to any scale onto A4, A3, A2 & A1 paper, and edit them to suit your requirements.
