The property is situated in a wonderful rural location yet only about half a mile to the south east of the village of Bourton-on-the-Water in the heart of the Cotswold Hills. Stow-on-the-Wold lies approximately 4 miles to the north.

DIRECTIONS:
From the centre of Bourton-on-the-Water, take the Rissington Road in an easterly direction signposted for Little Rissington. On leaving the village, turn right immediately before the 40 mile an hour speed limit sign and the gateway into the land to the west of the river will be found straight ahead. To gain access to the eastern parcel of land, continue along Rissington Road, over Rissington Bridge, and the entrance gateway will be found signposted on the right hand side adjacent to the turning to Great Rissington.

The property provides a rare opportunity to purchase a stretch of fishing rights with excellent potential, together with a beautiful parcel of pastureland set in a wonderful, quiet position in the heart of the Cotswold Hills.

The fishing rights comprise approximately one mile of fishing, including 350 yards of double bank, on the River Dikler, just above its confluence with the River Windrush. The Dikler is a well known trout stream with a gravel bed which encourages spawning by the indigenous population of brown trout. The fishing rights have not been stocked in recent years, although
the river has been maintained to an excellent standard by the previous owner. There are a number of pools and some stretches of faster river. Most of the river can be fished from the bank, which has been kept clear for that particular purpose. The double bank fishing is completely clear.

Adjoining the fishing rights is 31.29 acres of permanent pasture with direct vehicular access from the highway to both the eastern and western sides of the river. The land is set in a tranquil, rural setting with a beautiful outlook. There is a cattle handling system adjacent to the entrance to the eastern parcel of land.

e) The Environment Agency has a right of access over the property under an Agreement dated 19th April, 2000.
f) The boundary marked A-B-C on the sale plan is unfenced. There will be no obligation on the buyer to fence this boundary.
