SITUATION
Lower Barn Farm is situated in open countryside close to the popular village of Hannington, with
a glorious outlook over open countryside. Despite its rural location, the property is well placed for
access to Swindon and the M4 motorway (junction 15). The nearby market town of Highworth
provides a useful range of day to day shopping and other facilities. More comprehensive facilities are
available in Swindon, including main line railway services to London (Paddington). The A419 trunk
road connects Swindon and the M4 motorway with Gloucester, Cheltenham and the M5 motorway.
THE PROPERTY
Lower Farm Barn is a traditional, listed former agricultural building which was converted to
residential use approximately 15 years ago and contains a wealth of period features. The property
is approached over a private drive through its own land. The house has the potential for further
extension with planning consent for a double garage and the possibility of creating further bedroom
space.
LOWER FARM BARN
From the extensive parking area, the front door opens to the Entrance Porch. To one side is a
Ground Floor Bedroom with adjoining Shower Room containing an integral shower unit with
tiled walls, wash hand basin, wc and plumbing for washing machine. Short stairs lead to the large
Dining Hallway, partly open to the eaves with understairs cupboard and large windows overlooking
the gardens. A short flight of stairs leads to the Garden Room, a light and airy room, open to the
eaves with timber floor and large windows containing double opening garden doors. Also accessed
from the dining hallway are the Sitting Room and the Kitchen, which contains a range of timber
base and wall units with tiled surfaces, double tub sink and electrical hob. Oil-fired Rayburn cooker,
which also fires the central heating and hot water. Tiled floor, fitted larder containing a refrigerator,
and large windows opening to the garden.
On the first floor: the Galleried Landing is a wonderful sitting out area with extensive views
over the adjoining countryside. To one side is a large Airing Cupboard with slatted shelving and
hot water cylinder. Bedroom One has an ensuite shower room with integral shower unit with tiled
walls, wash hand basin and wc. There is a further first floor Bedroom and a Family Bathroom with bath, wash hand basin, wc and integral shower unit. From the landing, a ladder gives access to
the Second Floor Loft Space. This has potential for conversion into further bedrooms (subject to
the necessary consents being granted). There are currently two loft spaces utilised as storage areas,
adjoined by a bridge running under the roof.

Outside: Adjoining the house is a large concrete parking area. Surrounding the house is an extensive
area of gardens and grounds, mostly laid to lawns with a number of fruit trees and shrubberies.

THE BUILDINGS
To the side of the house is a useful range of buildings partly utilised as stabling.
- Pair of 3 bay steel portal frame covered yards (16.3m x 13.6m) clad with concrete block
and Yorkshire boarding with concrete floor. These buildings contain 6 loose boxes, a fodder store
and further storage areas with electric light and water connected.
- Former cow shed (30.8m x 5.3m), partly traditionally constructed of Cotswold stone and partly
concrete block under a pitched corrugated asbestos roof.
- 4 timber loose boxes (12.1m x 3.6m) on a concrete plinth with electric light connected.
To the rear of the buildings is a useful parking area.
THE LAND
The land extends to about 12.5 acres and is all in permanent pasture with an 8 acre field and 2
paddocks, mainly bounded by tall hedges with numerous hedgerow trees and also post and rail
fencing. There is good access to each field.
