SITUATION The property is situated in a delightful rural location immediately to the south of the village of Bourton-on-the-
Water in the heart of the Cotswold Hills. Stow-on-the-Wold lies approximately 4 miles to the north.

DIRECTIONS
From the centre of Bourton-on-the-Water take the Rissington Road in an easterly direction, signposted for Little Rissington. Immediately after passing the public car park, take the turning right into Marshmouth Lane. Follow the lane for a short distance and the property will be found signposted on the left hand side. Each lot has a separate access to Marshmouth Lane.

DESCRIPTION
Land at Penn Grounds
The land at Penn Grounds forms an excellent parcel of permanent pasture in open countryside, but close to the large village of Bourton-on-the-Water in the heart of the Cotswold Hills. The land is generally level and has, in recent years, been grazed by cattle. The field boundaries mostly comprise trimmed hedges with a number of mature hedgerow trees. The land is fenced for cattle and sheep.

There is good access to the land from Marshmouth Lane which runs along the western boundary, providing four points of access from the highway.

Two pasture field enclosures extending to about 35.15 acres (14.22 hectares). There is approximately 518 metres of frontage to the River Windrush in an attractive setting with a small woodland, and potential for fishing.

Adjacent to the river is a small traditional building constructed of Cotswold stone under a timber frame roof covered with corrugated iron, opening into a small yard. A further corrugated iron and timber field shelter is situated in the north western corner of the land. There are two watering bays, one on the river and the other on an adjoining water course.

LOT 2

Three field enclosures with two gateways to Marsh Mouth Lane, extending to about 14.41 acres (5.83 hectares).

LOT 3

Two field enclosures and a woodland spinney, extending to about 13.27 acres (5.37 hectares).
